WHEREAS, on the 18th day of November, 2013, Steven W. Parmer and Leesa G. Parmer, did execute and deliver to Merchants Bank a mortgage on real estate hereinafter described, which mortgage appears of record in the Office of the Judge of Probate of Cullman County, Alabama, in Mortgage Book 1723, Page 630 and Corrected by Mortgage Book 1725, Page 81.

WHEREAS, default has been made in the payment of said mortgage in favor of MERCHANTS BANK provided therein, which default continues at this date, and said mortgage is subject to foreclosure.

NOW, THEREFORE, three weeks notice is hereby given that the undersigned will sell at public outcry to the highest bidder for cash, at the front door of the Cullman County Courthouse, Cullman, Alabama, within the legal hours of sale, to-wit: Eleven O'clock A.M. to Four O'clock PM, on the 2nd day of June, 2017, the real estate mortgaged by the mortgage, being more particularly described as lying and being situated in the County of Cullman, State of Alabama, to-wit:

A part of Block 2 of Bauer's Addition to the City of Cullman, Cullman County, Alabama, said addition being recorded in Map Book 1 Pages 42 and 43, Probate Records of Cullman County, Alabama, and more particularly described as: Beginning at an existing 1 inch pipe on the North right of way of Fourth Street SE, located East 550.00 feet from the Southwest corner of said Block 2; thence from said true point of beginning run North 2 degrees 03 minutes 04 seconds West a distance of 246.33 feet to an existing 5/8 inch rebar iron; thence North 70 degrees 25 minutes 51 seconds East a distance of 78.07 feet to a set 5/8 inch rebar iron; thence South 2 degrees 03 minutes 04 seconds East a distance of 260.80 feet to a set 5/8 inch rebar iron on the North right of way of said street; thence South 81 degrees 01 minutes 49 seconds West along said right of way a distance of 75.00 feet to the true point of beginning.

Together with all and singular the improvements thereon or appurtenances thereunto belonging, or in any wise appertaining.

This sale and conveyance will be made subject to any existing federal tax liens, if any, and/or special assessments, if any, which might adversely affect the title to subject property.

Said sale will be made subject to the right of redemption of the parties and for the purpose of foreclosing the mortgage, paying the costs thereof and a reasonable attorney's fee.
