Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Christy Shipp, a married woman, originally in favor of Mortgage Electronic Registration Systems, Inc., as nominee for Home Mortgage of America, Inc., on the 10th day of July, 2012, said mortgage recorded in the Office of the Judge of Probate of Cullman County, Alabama, in MTG Book 1680 Page 831; the undersigned Pennymac Loan Services, LLC, as Mortgagee/ Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Cullman, Cullman County, Alabama, on October 27, 2017, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Cullman County, Alabama, to-wit:



A tract or parcel of land being a part of the Northwest Quarter of the Southeast Quarter of Section 10, Township 11 South, Range 4 West, Cullman County, Alabama, and being more particularly described as follows: Commence at the Southwest corner of said Northwest Quarter of the Southeast Quarter of said Section 10 and run North 00 degrees 04 minutes 36 seconds West and run along the West line a distance of 410.30 feet; thence run N 89 degrees 55 minutes 24 seconds East a distance of 32.13 feet to a set rebar on the East right of way line of County Road No. 411, same being the Point of Beginning; thence North 81 degrees 00 minutes 03 seconds East a distance of 175.03 feet to a set rebar; thence South 10 degrees 01 minutes 11 seconds East a distance of 115.02 feet to a set rebar; thence South 81 degrees 00 minutes 03 seconds West a distance of 175.03 feet to a set rebar on the East right of way line of said County Road No. 411; thence North 10 degrees 00 minutes 59 seconds West and run along said right of way line a distance of 115.02 feet to the Point of Beginning.

The balance of the purchase price must be paid in certified funds by noon the next business day at the Law Office of Sirote & Permutt, P.C. at the address indicated below. Sirote & Permutt, P.C. reserves the right to award the bid to the next highest bidder should the highest bidder fail to timely tender the total amount due.
