Default having been made in the payment of the indebtedness secured by that certain mortgage executed by James Coleman and Leda Coleman, as husband and wife, originally in favor of Bank of America, N.A., on the 19th day of December, 2006, said mortgage recorded in the Office of the Judge of Probate of Cullman County, Alabama, in Book 1501, Page 618; modified in Book 1780, Page 317; the undersigned Bank of America, N.A., as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Cullman, Cullman County, Alabama, on October 27, 2017, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Cullman County, Alabama, to-wit:



Starting at the SW corner of the NW 1/4 of the SW 1/4 of Section 21, Township 9, Range 3 West; thence North 3 degrees East 286 feet to a point on the East margin of Holmes Gap Road and the point of beginning; thence North 87 degrees 27 minutes East 420 feet; thence North 00 degrees 33 minutes East 105.1 feet; thence South 87 degrees 27 minutes West 420 feet to a point on the East margin of the Holmes Gap Road; thence South 00 degrees 33 minutes West 105.6 feet to the point of beginning.

The balance of the purchase price must be paid in certified funds by noon the next business day at the Law Office of Sirote & Permutt, P.C. at the address indicated below. Sirote & Permutt, P.C. reserves the right to award the bid to the next highest bidder should the highest bidder fail to timely tender the total amount due.
