Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Christina L. Crider, an unmarried woman, originally in favor of Mortgage Electronic Registration Systems, Inc., as nominee for FirstBank ISAO/ATIMA, on the 25th day of July, 2014, said mortgage recorded in the Office of the Judge of Probate of Cullman County, Alabama, in Book 1739 Page 419; the undersigned Nationstar Mortgage LLC d/b/a Mr. Cooper, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Cullman, Cullman County, Alabama, on December 29, 2017, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Cullman County, Alabama, to-wit:



Commencing at the SE Corner of Section 27, Township 10 South, Range 1 West; thence North along the Section Line 1,954.5 feet to the Point of Beginning for the property herein described. Thence North 73 degrees and 19 minutes and 11 seconds West 491.5 feet; thence North 462 feet. Thence South 73 degrees and 19 minutes and 11 seconds East 491.35 feet; Thence South 462 feet to the Point of Beginning. Property being in Cullman County, Alabama and containing 5.00 acres.



Also: A perpetual, non-exclusive easement for ingress, egress and utilities, ten feet in width (being five feet left and right of the centerline) located in the NE 1/4 of the SE 1/4 of Section 27, Township 10 South, Range 1 West, Cullman County, Alabama, the centerline of which is located as follows:



Commence at a found capped rebar Conn-17831 marking the Northeast Corner of said NE 1/4 of the SE 1/4 of said Section 27 and run South 00 degrees 09 minutes 31 seconds West and run along the East line a distance of 254.52 feet to a found capped rebar Conn-17831; thence run North 73 degrees 43 minutes 49 seconds West a distance of 135.00 feet to a set rebar; thence continue North 73 degrees 43 minutes 49 seconds West a distance of 379.20 feet to a found rebar marking the Northwest Corner of a five-acre tract owned by James Neal and Rhonda Neal, thence South 00 degrees 22 minutes 21 seconds East a distance of 462.52 feet to a found rebar marking the Southwest Corner of said five-acre tract; thence South 73 degrees 42 minutes 21 seconds East and run along the South line of said five-acre tract a distance of 380.11 feet to a point in the center of a chert driveway, same being the Point of Beginning of the centerline of said easement; thence run in a Southerly direction following the center of said driveway the following three (3) courses: South 16 degrees 39 minutes 42 seconds East 93.04 feet; South 27 degrees 15 minutes 16 seconds East 110.61 feet; South 20 degrees 23 minutes 25 seconds East 153.73 feet to a point in the center of County Road No. 686, same being the ending point of termination of the said centerline of said easement.

The successful bidder must tender a non-refundable deposit of Five Thousand Dollars ($5,000.00) in certified funds made payable to Sirote & Permutt, P.C. at the time and place of the sale. The balance of the purchase price must be paid in certified funds by noon the next business day at the Law Office of Sirote & Permutt, P.C. at the address indicated below. Sirote & Permutt, P.C. reserves the right to award the bid to the next highest bidder should the highest bidder fail to timely tender the total amount due.



The Mortgagee/Transferee reserves the right to bid for and purchase the real estate and to credit its purchase price against the expenses of sale and the indebtedness secured by the real estate.
