NOTICE OF MORTGAGE

FORECLOSURE SALE



Default having been made in the payment of the indebtedness secured by that certain mortgage executed by TIM STIDHAM, to JACK STEELE, dated the 21ST day of December, 2015, recorded in the Probate Office of Cullman County, Alabama, in Mortgage Book 1777, Page 364;



The undersigned J. Bradley Wilson, as Attorney for Mortgagee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, at the Cullman County Courthouse in Cullman, Alabama on the 7th day of April, 2017, between 11:00 a.m. and 4:00 p.m., the following described real estate, situated in Cullman County, Alabama:



Southwest Quarter of the Northeast Quarter of Section 36, Township 9, Range 2 West and the Northwest 5 acres of the Southeast Quarter of the Northeast Quarter of Section 36, Township 9, Range 2 West. Also the Northeast Quarter of the Northeast Quarter of Section 36, Township 9, Range 2 West, less and except the following described parcel: Beginning at the Southeast corner of the Northeast Quarter of Northeast Quarter of Section 36, Township 9, Range 2 West; thence running North along east line of said 40 to the Northeast corner of same; thence West along North line of said 40, 350 feet; thence South at right angles 700 feet; thence West at right angles 350 feet; thence South at right angles 550 feet to the South line of said 40, and thence East along the South line of said 40, 700 feet to point of beginning, being in the Northeast Quarter of the Northeast Quarter of Section 36, Township 9, Range 2 West, containing in all the above described property 71 acres, more or less.



LESS AND EXCEPT: All that part of the Southwest quarter of Northeast Quarter of Section 36, Township 9 South, Range 2 West, lying and being West of the center line of Dry Branch, and containing 18 acres, more or less.

ALSO LESS AND EXCEPT: Two acres, more or less, described as follows: a part of the Northeast Quarter of the Northeast Quarter of Section 36, Township 9, Range 2 West, being more particularly described as follows to-wit: Beginning at the Northeast corner of the Northeast Quarter of the Northeast Quarter of Section 36, Township 9, Range 2 West, and running West along the North line of said forty 350 feet to the point of beginning of the land hereby conveyed; thence continuing West a distance of 125 feet; thence South a distance of 700 feet; thence East 125 feet; thence North 700 feet to the point of beginning.



LESS AND EXCEPT: Commencing at the NE corner of the NE ¼-NE ¼, Section 36, Township 9 South, Range 2 West; thence West 530.38 feet to the point of beginning; thence continue West 445.76 feet; thence turn 80°49’ left and go 478.02 feet; thence turn 92°37’ left and go 180.72 feet; thence turn 87°33’ left and go 248.18 feet; thence turn 70°24’ right and go 247.85 feet to a point on the West side of County Road #54; thence turn 83°05’ right and go along said road 102.26 feet; thence turn 85°10’ left and go 115.49 feet; thence turn 84°15’ left and go 286.42 feet to the point of beginning. Said land lying and being in Cullman County, Alabama, and containing 3.7 acres, more or less.



LESS AND EXCEPT: Commence at the Northeast corner of the Northwest Quarter of the Northeast Quarter of Section 36, Township 9 South, Range 2 West, and go West along Quarter-Quarter Section line 160 feet, then go at right angles due South 150 feet, then go at right angles due East 160 feet to Quarter-Quarter Section line, then go North 150 feet to point of beginning. Mineral rights have previously been reserved.



This sale is made for the purpose of paying the indebtedness secured by said mortgage, as well as the expenses of foreclosure.
