Default having been made in the payment of the indebtedness secured by that certain mortgage dated August 14, 2007, executed by Eddie M. Forster and spouse Glenda A. Forster, to Mortgage Electronic Registration Systems, Inc. solely as nominee for AHL Mortgage, Inc., which mortgage was recorded on September 7, 2007, in Mortgage Book 1536, Page 419, of the mortgage records in the Office of the Judge of Probate of Cullman County, Alabama, which mortgage was, duly transferred and assigned to Chase Home Finance LLC, notice is hereby given that pursuant to law and the power of sale contained in said mortgage, the undersigned will sell at public outcry, to the highest bidder for cash, in front of the Main entrance to the Cullman County Courthouse at Cullman, Alabama, during the legal hours of sale on July 11, 2017, the following described real estate, situated in Cullman County, Alabama, to-wit:



A part of the Southeast Quarter of the Northeast Quarter of Section 23, Township 10 South, Range 1 West, more particularly described as follows: Commencing at a found 1 1/2 inch pipe marking the Northeast Corner of said Section 23; thence South 0 degrees 31 minutes 11 seconds West a distance of 2014.18 feet to a found iron at the Southeast Corner of Lot 9 of Richmond Estates Subdivision (Plat Book B, Page 323 A); thence South 1 degree 37 minutes 21 seconds West along the accepted East line of said forty a distance of 347.32 feet to a set 5/8 inch rebar iron and the true point of beginning of the property herein described; thence from said true point of beginning, continue South 1 degree 37 minutes 21 seconds West along said accepted East line a distance of 313.01 feet to a found 5/8 inch rebar iron marking the accepted Southeast Corner of the above described forty; thence North 89 degrees 29 minutes 36 seconds West the accepted South line of said forty a distance of 153.55 feet to a set 5/8 inch rebar iron; thence North 1 degree 37 minutes 10 seconds East a distance of 313.95 feet to a set 5/8 inch rebar iron; thence South 89 degrees 08 minutes 34 seconds East a distance of 153.55 feet to the true point of beginning.



This sale is made for the purpose of paying the indebtedness secured by said mortgage as well as expenses of foreclosure. This property will be sold on an “as is, where is” basis, subject to any easements, encumbrances, and exceptions reflected in the mortgage and those contained in the records of the office of the Judge of Probate of the County where the above-described property is situated. This property will be sold without warranty or recourse, expressed or implied as to condition, title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.
