FORECLOSURE NOTICE



Default having been made in the payment of the indebtedness secured by that certain mortgage executed by THOMAS A. DUNN AND JUDY A. DUNN, HUSBAND AND WIFE , to UNION PLANTERS BANK NATIONAL ASSOCIATION, on the 12th day of September, 2001, said mortgage recorded in the Office of the Judge of Probate of Cullman County, Alabama, on September 24, 2001, in Deed/Mortgage Book 1207, Page 146, Cullman County, Alabama Records, said Mortgage having subsequently been transferred and assigned to U.S. Bank National Association, as Trustee for Salomon Brothers Mortgage Securities VII, Inc., Union Planters Mortgage Loan Trust 2003-UP1, Mortgage Pass Through Certificates, by instrument recorded in the aforesaid Probate Office; notice is hereby given that the undersigned U.S. Bank National Association, as Trustee for Salomon Brothers Mortgage Securities VII, Inc., Union Planters Mortgage Loan Trust 2003-UP1, Mortgage Pass Through Certificates, as Mortgagee/ Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse in Cullman, Cullman County, Alabama, on December 7, 2017, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Cullman County, Alabama, to-wit:



LOT 4 IN BLOCK 558 IN THE CITY OF VINEMONT, COUNTY OF CULLMAN, STATE OF ALABAMA, ACCORDING TO THE SURVEY AND PLAT OF SAID CITY OF VINEMONT, MADE BY JR. CARTER, C.E., SAID PLAT BEING FILED FOR RECORD IN THE OFFICE OF THE JUDGE OF PROBATE OF CULLMAN COUNTY, ALABAMA.



Said legal description being controlling, however the property is more commonly known as 44 COUNTY ROAD 1349, VINEMONT, AL 35179.

This property will be sold subject to the right of redemption of all parties entitled thereto and subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable). This sale is made for the purpose of paying the indebtedness secured by said mortgage, as well as the expenses of foreclosure.



The Mortgagee/Transferee reserves the right to bid for and purchase the real estate and to credit its purchase price against the expenses of sale and the indebtedness secured by the real estate.
