Notice is hereby given that under the terms of a decree rendered in this cause on the 13th day of June, 2023, I, Lisa McSwain, Clerk of the Circuit Court of Cullman County, Alabama, will sell at
public auction to the highest bidder for cash, in front of Cullman County Courthouse in Cullman, Alabama, on the 26th day of February, 2026, during the legal hours of sale, at 2:00 o'clock, p.m., the following described real estate, to-wit:
PARCEL I:
A parcel ofland located in the Southeast Quarter and in the Southwest Quarter of the Northeast Quarter of the Southwest Quarter of Section 35, Township 12 South, Range 5 West, described as all that part of the said quarter-quarter-quarter sections lying North of Alabama Highway 69, and South of Cold Springs Road, and West of intersection thereof, and adjoining lot of Sandra Robbins Stewart. (Deed Record Volume 561 at page 564)
PARCEL II:
Lot Number Six (6) and the East Half of Lot Number Seven (7) and Lot Number Ten (10) in the Town of Wilburn, Alabama, and being a part of the Northeast Quarter of the Southwest Quarter of Section 35, Township 12, Range 5 West.
Less and except rights of way of all public roads or highways running through said above described land. It is understood and agreed that said Grantee has purchased the above described as it now is and that Grantors are not to be liable for any mistake as to the amount of acreage or the size of said lots or otherwise. PARCEL III:
Commence where the East line of Section 35, Township 12 South, Range 5 West crosses a public gravel road; thence South along said East line a distance of 228 feet to a point on the North right of way of Alabama Highway #69, thence North 88 degrees 00 minutes West along said right of way a distance of 1202 feet to the point of beginning; thence continue along same line a distance of 250 feet to a point; thence North a distance of 400 feet to a point; thence East 95 feet to a branch; thence meandering Southeasterly along said branch a distance of 180 feet, more or less, to a point; thence South a distance of 307 feet to the point of beginning. Lying and being in the Northeast Quarter of the Southeast Quarter and the Northwest Quarter of the
Southeast Quarter, Section 35, Township 12 South, Range 5 West and containing 2.0 acres, more or less. (Deed Record Volume 502 at page 495)
PARCEL IV:
All that part of the North half (N 1/2) of the Southeast Quarter of Section 35, Township 12 South, Range 5 West, lying and being North of Highway No. 69 and South of the Old Jasper and Cullman Road (the dirt road); being a tract of land lying between the said two roads;
Less and except that patt of said tract of land previously conveyed therefrom.
It is the intention of the Grantor to convey to the Grantees all land which she owns on this date between said two roads.
Subject to Reservation of all mineral rights.
