Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Joey Dale Baker and Theresa Ann Baker, Husband and Wife, to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Hometown Lenders Inc., its successors and assigns, on January 13, 2023, said mortgage being recorded in the Office of the Judge of Probate of Cullman County, Alabama, on January 19, 2023 at MTG Book 2039, at Page 453. Freedom Mortgage Corporation, the current holder, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Cullman County Courthouse, in Cullman, Alabama, on April 9, 2026, during the legal hours of sale, the following described real estate, situated in Cullman County, Alabama, to-wit:

right-of-way line of Cullman County Road No. 398; thence continue South 00deg.18'54" East and continue along said accepted west line, a distance of 342.00 feet to a set rebar marking the point of beginning; thence South 00deg.18'54" East a distance of 116.44 feet to a set rebar; thence North 89deg.41'06" East a distance of 384.71 feet to a set rebar; thence North 06deg.47'22" East a distance of 475.63 feet to a set rebar on the south right-of-way line of said County Road No. 398; thence South 87deg.56'12" West, and run along said right-of-way line, a distance of 393.71 feet to a point; thence South 00deg.18'54" East a distance of 343.53 feet to a set rebar; thence South 89deg.41'06" West a distance of 50.00 feet to the point of beginning.

This Property will be sold on an "as is, where is" basis, without warranty or recourse, expressed or implied as to title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.
