NOTICE OF MORTGAGE
FORECLOSURE SALE

Default having been made in the payment of the indebtedness secured by that certain mortgage and security agreement executed by WILLIAM WAYNE ADAMS and VENITIA DAWN ADAMS, a married couple, on the 12th day of October 2020, to VANDERBILT MORTGAGE AND FINANCE, INC., as recorded in Mortgage Book 1936, Page 636, in the office of the Probate Judge of Cullman County, Alabama; VANDERBILT MORTGAGE AND FINANCE, INC., as Mortgagee, by reason of such default having declared all of the indebtedness secured by said mortgage and security agreement due and payable and such default continuing, notice is hereby given that, acting under the power of sale contained in said mortgage and security agreement, and as authorized by Section 7-9A-604(a)(2) of the Code of Alabama of 1975 as amended, VANDERBILT MORTGAGE AND FINANCE, INC., as Mortgagee, will sell at public outcry, for cash to the highest bidder, in front of the Courthouse door, in the City of Cullman, Cullman County, Alabama, during the legal hours of sale on July 9, 2026, the following described real property situated in Cullman County, Alabama, to-wit:

TRACT L: Commencing at a railroad spike found at the purported SE corner of the NE 1/4 of the SW 1/4 of Section 35, Township 8 South, Range 1 West in Cullman County, Alabama, said point being located at the intersection of the centerline of Grandiflora Road with the centerline of Cullman County Road 1597 (A/K/A McClain Road); thence, within the right of way limits of Cullman County Road 1595 (A/K/A McClain Road), South 89 degrees 58' 55" East 940.20 feet to a nail found; thence, leaving said right of way limits, North 03 degrees 12' 31" West 833.58 feet (passing an 1/2" rebar found at 40.0 feet) to an 1/2" rebar found, the True Point of Beginning for the property herein described; thence, from the True Point of Beginning, North 03 degrees 12' 31" West 210.0 feet to an 1/2" rebar found; thence North 89 degrees 55' 52" East 210.0 feet to an 1/2" rebar found; thence South 03 degrees 12' 27" East 210.0 feet to an 1/2" rebar found; thence South 89 degrees 55' 52" West 210.0 feet to the True Point of Beginning for the property herein described; said lands containing 1.0 acre, more or less, and lying and being in Cullman County, Alabama.

TOGETHER WITH a 25.0 foot nonexclusive easement for ingress and egress and the use of utilities, the Westerly boundary of which is more particularly described as follows: Commencing at a railroad spike found at the purported SE corner of the NE 1/4 of the SW 1/4 of Section 35, Township 8 South, Range 1 West in Cullman County, Alabama, said point being located at the intersection of the centerline of Grandiflora Road with the centerline of Cullman County Road 1597 (A/K/A McClain Road); thence, within the right of way limits of Cullman County Road 1595 (A/K/A McClain Road), South 89 degrees 58' 55" East 940.20 feet to a nail found, the True Point of Beginning for the easement herein described; thence, from the True Point of Beginning and leaving said right of way limits, North 03 degrees 12' 31" West 833.58 feet (passing an 1/2" rebar found at 40.0 feet) to an 1/2" rebar found, the Ending Point for the easement herein described.

SUBJECT TO a road right of way for McClain Road along the Southerly boundary thereof;

SUBJECT TO all existing easements and rights of way;

together with the hereditaments and appurtenances thereunto belonging and all fixtures now attached to and used in connection with the premises herein described.

This property will be sold on an "as is, where is" basis, subject to any easements, encumbrances, and exceptions reflected in the mortgage and those contained in the records of the office of the Judge of Probate of the county where the above-described property is situated. This property will be sold without warranty or recourse, expressed or implied as to title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.
