By virtue of an Execution issued to me by Circuit Clerk Lisa McSwain, pursuant to the Code of Alabama, requiring me to make the sum as provided for in said Execution issued on a judgment, with interest and cost. Upon the expiration of proper notice and advertisement, I will expose at public sale to the highest bidder at the date, time, and location listed above, all right, title, and interest of Rodney Crook, to the property, described as follows:
A tract or parcel of land containing 0.85 acres of land, more or less and being part of the Southeast Quarter of the Northeast Quarter of Section 35, Township 10 South, Range 4 West, Cullman County, Alabama and being more particularly described asfollows:
Commence at a found 1 inch pipe marking the Southeast corner of said Southeast Quarter of the Northeast Quarter of said section 35, having an Alabama State Plane, West Zone. NAD 83 coordinate value of N. 1502130.47' E. 2144352.14' and run thence North 89 degrees 28 minutes 19 seconds West (bearing based on AI. State Plane, West Zone, NAD 83 Grid), and run along the South line a distance of 366.98 feet to a set rebar marking the point of beginning; thence North 89 degrees 28 minutes 19 seconds West, a distance of 157.45 feet to a found 1/2 inch rebar; thence North 00 degrees 21 minutes 03 seconds East, a distance of 209.84 feet to a found capped corner (illegible) on the South edge of a paved road; thence run in a easterly direction following said South edge the following 3 courses:
Thence South 83 degrees 28 minutes 37 seconds East, a distance of 51. 78 feet; Thence North 84 degrees 48 minutes 49 seconds East, a distance of 54.15 feet; Thence North 72 degrees 56 minutes 07 seconds East, a distance of 77. 80 feet to a set rebar; thence South 04 degrees 43 minutes 08 seconds East, a distance of 124.91 feet to a set rebar; thence South 42 degrees 47 minutes 27 seconds West, a distance of 57.88 feet to a set rebar; thence South 04 degrees 43 minutes 08 seconds East, a distance of 66.39 feet to the point of beginning. Subject to any right-of-ways and/or easements of record.
Source of title: Pursuant to the description provided in Plaintiff's Writ of Execution issued on or about 13 January 2025 in case CV-2025-900207 in the Circuit Court of Cullman County, Alabama.
THEREFORE, according to said command, I shall expose for sale at public auction, all the right, title, and interest of the above-named Rodney Crook in and to the above-described real property on the date listed above, subject to all prior encumbrances of record.
