WHEREAS, on the 15 th day of March, 2024, Mary Frances Tanner, a single woman, did execute and deliver to Peoples Bank of Alabama a mortgage on real estate hereinafter described, which mortgage appears of record in the Office of the Judge of Probate of Cullman County, Alabama, in Mortgage Book 2078, Page 276, modified by Modification of Mortgage recorded in Mortgage Book
2093, Page 443 and by Modification of Mortgage recorded in Mortgage Book 2105, Page 210.

WHEREAS, default has been made in the payment of said mortgage in favor of Peoples Bank of Alabama, provided therein, which default continues at this date, and said mortgage is subject to foreclosure.

NOW, THEREFORE, three weeks notice is hereby given that the undersigned will sell at public
outcry to the highest bidder for cash, at the front door of the Cullman County Courthouse, Cullman, Alabama, within the legal hours of sale, to-wit: at Eleven O'Clock A.M. to Four O'Clock PM on the 20th day of February, 2026, the real estate mortgaged by the mortgages, being more particularly described as lying and being situated in the County of Cullman, State of Alabama, to-wit:

beginning.

LESS AND EXCEPT: Part of Tracts 17 and 18 of B.E. Vogle Estate according to the recorded plat as shown in the Office of the Judge of Probate of Cullman County, Alabama, Plat Book 2 described as: From a point on the north margin of County Road 1464 that is 571 feet west of the east line of Tract 16 of B.E. Vogel Estate, go north a distance of 870 feet to the point of beginning; then go west a distance of 425 feet to a point on the west line of Tract 17; then go south along the west line of Tract 17 and continuing south along the west line of Tract 18 a distance of 530 feet; thence go east a distance of 425 feet; then go north a distance of 530 feet to the point of beginning.

Together with all and singular the improvements thereon or appurtenances thereunto belonging, or in any wise appertaining.

This sale and conveyance will be made subject to any existing federal tax liens, if any, and/or special assessments, if any, which might adversely affect the title to subject property.

Said sale will be made subject to the right of redemption of the parties and for the purpose of foreclosing the mortgage, paying the costs thereof and a reasonable attorney's fee.

INVITATION TO BID COMMUNITY SAFE ROOM Sealed Bids shall be received for a double connecting Community Safe Room(s) by the Cullman County Commission, until 2:00pm on local time by June 24, 2019. The bids will be opened on June 25, 2019 at 2:00pm at Cullman County Economic Development Office, Cullman, Alabama. At this time bids will be opened and publicly read for an above-ground, pre-engineered, pre-manufactured, 114" steel plate safe room, with bathrooms, generator and generator cover that complies with FEMA 361 (2015) and ICC 500 Community Shelter Design Criteria. The contract, if a bid is chosen will be awarded at the regular Cullman County Commission meeting on July 9, 2019 at 10:00am.
